Michael’s experience in the field of Real Estate Consulting since 1989 includes residential strata development, construction, and strata renovation in BC, preparation of reserve fund studies and depreciation reports throughout BC, construction costing and valuation specific to strata developments in BC, as well as experience at the Board level on strata budgeting on various strata councils. Michael completes and reviews Depreciation Reports and Reserve Fund Studies throughout BC using the REIC Functional Reserve Fund Format, and additionally follows the standards of the world’s trade organization for reserve study professionals, the Association of Professional Reserve Analysts (APRA). Michael has provided Depreciation Reports and Replacement Cost Appraisals for many of the most prominent residential/mixed use towers in the province, as well as low rise and townhome strata residential developments and commercial/industrial developments throughout BC. Michael has served on the Board of Directors for the Vancouver Chapter, Real Estate Institute of Canada (REIC) since 2013, was the Chapter President for 2015/2016 and is the current immediate Chapter Past President.

Terry Dowle has been a member of the Appraisal Institute of Canada (AIC) since 1989. Terry is an active member in the profession working as a real estate consultant and mentor. Terry holds the AACI, P.App. designation issued by the AIC. In addition he maintains the RI designation as issued by the Real Estate Institute of British Columbia. He was one of the first in BC to earn the Certified Reserve Planner (CRP) designation issued by the Real Estate Institute of Canada. He is a founding partner in Niemi LaPorte & Dowle Appraisals Ltd. Niemi LaPorte & Dowle Whistler Appraisal Group Ltd. and NLD Consulting. Terry also holds a Broker’s license as issued by the Real Estate Council of BC, and he is a member of the Real Estate Board of Greater Vancouver.

His primary focus is in Commercial Valuation and Consulting as well as preparation of Depreciation Reports.

In addition to acting as a Real Estate Consultant and management duties at the NLD group of companies, Terry is an active volunteer with many professional organizations and committees. Since 2000, he has served on the BC-AIC Vancouver Chapter Directorship; holding Executive roles as Chapter Secretary and Chapter Chair. In 2013 he was elected to the BC-AIC Provincial Board of Directors; holding the portfolio of Recruitment and Retention and more recently Professional Development. He has maintained the BC -AIC portfolio of Recruitment & Retention, and contributed to the establishment of the BC-AIC Strategic Plan. As well as served as the Admissions Chair. Presently he is managing the BC-AIC Professional Development Charter.

Terry has sat on the BC-AIC’s Provincial Board of Examiners since 2001, where he has been an active interviewer of AIC members perusing their professional designations.

Terry was a founding member on the CRP Task Force established by the REIC to further the recognition and professionalism of the Certified Reserve Planner designation. He chaired the Education and Experience charter for 3 years.

Terry has helped to develop the “Understanding Depreciation Reports for Realtors®” course through collaboration with the Real Estate Board of Greater Vancouver and the Real Estate Council. He is one of two presenters of the course as sanctioned by the Real Estate Board of Greater Vancouver.

In addition, Terry has been an active member in the Community, having sat on the Richmond City Baseball Associations volunteer board for 4 years. He was a signing member on the merger of two competitive organizations and served as Sponsorship Chair. He has also sat on the Richmond FC Board of directors.

** The CRP Certified Reserve Planner designation is granted by the Real Estate Institute of Canada (REIC) upon successful completion of the REIC educational and experience requirements. CRP designated members conduct Depreciation Reports as Functional Reserve Fund Studies and adhere to the requirements of the REIC bylaws and Codes of Professional Standards. Additionally, for Appraisal Institute of Canada (AIC) members, Reserve Fund Studies are completed to the requirements of the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP) under the AIC Consulting Standard requirements. All Reserve Fund Studies completed by AIC members must be signed or co-signed by an AACI, P. App. designated member, regardless of the CRP designation. Additionally, any AIC members who undertake Depreciation Reports/Reserve Fund Studies must adhere to the competency provision of CUSPAP, and should be professionally trained and educated within this consulting specialty. The CRP designation is the preeminent designation within Canada pertaining to the specific training and education related to Depreciation Reports/Reserve Fund Studies.
