Michael’s experience in the field of Real Estate Consulting since 1989 includes residential strata development, construction, and strata renovation in BC, preparation of reserve fund studies and depreciation reports throughout BC, construction costing and valuation specific to strata developments in BC, as well as experience at the Board level on strata budgeting on various strata councils. Michael completes and reviews Depreciation Reports and Reserve Fund Studies throughout BC using the REIC Functional Reserve Fund Format, and additionally follows the standards of the world’s trade organization for reserve study professionals, the Association of Professional Reserve Analysts (APRA). Michael has provided Depreciation Reports and Replacement Cost Appraisals for many of the most prominent residential/mixed use towers in the province, as well as low rise and townhome strata residential developments and commercial/industrial developments throughout BC. Michael has served on the Board of Directors for the Vancouver Chapter, Real Estate Institute of Canada (REIC) beginning in 2013, and is the Chapter Past President from 2015/2016, and REIC-BC incoming President for 2022/23.

** The CRP Certified Reserve Planner designation is granted by the Real Estate Institute of Canada (REIC) upon successful completion of the REIC educational and experience requirements. CRP designated members conduct Depreciation Reports as Functional Reserve Fund Studies and adhere to the requirements of the REIC bylaws and Codes of Professional Standards. Additionally, for Appraisal Institute of Canada (AIC) members, Reserve Fund Studies are completed to the requirements of the Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP) under the AIC Consulting Standard requirements. All Reserve Fund Studies completed by AIC members must be signed or co-signed by an AACI, P. App. designated member, regardless of the CRP designation. Additionally, any AIC members who undertake Depreciation Reports/Reserve Fund Studies must adhere to the competency provision of CUSPAP, and should be professionally trained and educated within this consulting specialty. The CRP designation is the preeminent designation within Canada pertaining to the specific training and education related to Depreciation Reports/Reserve Fund Studies.
